Board Members:

Change in Trash Service provider: 

Buffalo Creek HOA made a change from Republic to Ram Waste this past spring and we are very happy we did.  Republic has had “Driver Constraints” causing them to miss pick up days about once a month this summer, with one time requiring them to pick-up left-over trash a full week later.  Ram Waste asks that homeowners remember to always put their trash cans out in the street drainage area on pick up day for collection.  The sidewalk area is supposed to always be kept clear for pedestrian use.


Fence Repair, Staining Project:

This next week we have our Contractor, A1 Painting and Carpentry, staring on our maintenance project of maintain the fence.  We try to do about 20% of the perimeter fence each year to spread out the costs over time.  This year the North side of Stampede will be worked on from Co Rd 9, east to and around the corner of Buffalo Creek Parkway to Crazy Horse.  Repairs and power washing will be followed by Staining.  If you live on Firewater or Smoke Signal backing up to this section of fence, please make sure you do not have landscaping rocks prying out the bottom of the fence and/or trees and shrubs on the fence or growing through.  Please move anything away from the fence that you would not want any overspray of stain to come into contact with.


 Comcast Cable: 

Comcast pulled cable throughout the community this past spring.  There was damage to the HOA Common Area sprinkler system that they refused to repair, but long story short- we received full imbursement from them for the $4,471.00 in damages they had caused.


 Irrigation System Blow Out: 

We will be blowing out the irrigation system by mid-October.  The final date has not yet been set.


 Holiday Decorations: 

Holiday decorations are allowed two weeks prior to the Holiday and must be removed within two weeks after.  Christmas decorations can be installed after Thanksgiving and must be removed prior to January 10th.  If you include music and/or sound, it must be turned off by 10:00 pm.


 Any Visible Property Change requires ARC approval:   

Any change that you want to make to the exterior of your house, property, and landscaping needs to have Architectural Review Committee (ARC) approval. Give us a few weeks prior to your project to get the approval process completed. 

Go to the website: www.buffalocreekhoa.com, find the ARC form, fill it out and email or mail it back to the ARC Committee.  The ARC committee will go over your request to make sure that everything falls within the HOA Covenants and Site Restrictions.  (This is our way of helping make sure that you do not end up investing time and money in a project that is not allowed under HOA guidelines.)  

The ARC Committee is there to help you, so you do not have to read through a hundred pages of documents to determine if your project is approvable.

HOA Financial Condition:  The HOA is in good financial condition; we have met our Reserve requirements and look good going into 2026.  The Board will hold dues at the $720.00 annual or $60.00 per month for the 2026 Season.
